TERMS OF AGREEMENT


    A Cleaning Fee Deposit for $250.00 is required and must be received by the S.O.I. no later than 15 days prior to the event.  The Cleaning Fee Deposit will be refunded, if applicable, following the event, provided that all of the terms of agreement are met.  If additional cleaning on the part of S.O.I. is required an itemized statement will be sent.  The refund (all, partial or none) and/orthe statement will be sent within 5 business days following the event.
   The Hall must be returned to the level of cleanliness achieved prior to the rental event.  This is to include:  All trash gathered from all receptacles, including hall, kitchen and restrooms, and loaded into dumpsters.  The kitchen surfaces cleaned.  All floors and tables cleaned.  Restroom counters, mirrors, toilets and floors must be wiped clean of any spills or bodily excretions.  The bar area will be the sole responsibility of the S.O.I. bartender.
   A Damage Fee Deposit in the amount of $250.00 is required and must be received by the S.O.I. no later than 15 days prior to the event.  The Damage Fee Deposit will be refunded, if applicable, following the event, provided that all of the terms of agreement are met.  Any damages incurred will be outlined in an itemized statement.  The refund (all, partial or none) and/or the statement will be sent within 5 business days following the event.
   S.O.I. agrees to provide its ground floor meeting space, kitchen, restrooms, bartender and security for the duration of this rental for the dates as specified.  S.O.I will determine the number of bartenders and security required for the event.  For events of 100 or more people an additional bartender is required.
   The Renter will have use of the following equipment during the following rental times:  refrigeration, oven for warming of food only, and sinks.
   The Renter nor any person attending the event are permitted to use any the building spaces or equipment other than those specified in this agreement.  This is to include, but is not limited to, access to the basement and use of kitchen stoves.
   No alcohol or non- alcoholic beverages can be brought into the hall.  All beverages must be purchased through S.O.I.
No drinks are allowed to be taken outside the building.
No confetti, sand, rice, glitter, etc. are permitted in the hall.
Any property not belonging to the S.O.I. must be delivered and removed within the time frames indicated within this agreement.
   Renter agrees at all times to keep all areas near the front door of the building clean and the passageways clear and accessible to persons with wheelchairs.
Renter agrees to properly dispose of all food, trash and garbage at the end of the rental period.
   Renter agrees to at no time exceed the 218 PERSONS occupancy limit, which is designated by the Fire Code.  Renter is responsible for any fines imposed by the Fire Marshall for exceeding this limit during their event.
   Noise must be kept to a minimum level as to not disturb neighboring homes or businesses.  Complaints from neighbors or law enforcement could result in an additional $150.00 fee, immediate event termination and/or fines.  There will be NO music after 11PM.  Evening events must end by Midnight.  This includes clean up and removal of any items not belonging to S.O.I.
   No smoking in the Hall.  Smoking only permitted on outside patio.  Cigarette butts must not be left on property.
   No underage alcohol consumption is allowed on property.  Any evidence of such,  could lead to additional charges and local law enforcement agencies will be notified.

Fees
Hall rental for Saturday wedding event			                $900
Hall rental for Saturday evening event $550
Hall rental for Saturday afternoon event (end by 6:00 p.m.) $125 per hour
Hall rental for Saturday morning event (end by 1:30 p.m.) $100 per hour
Hall rental for Sunday – Thursday evening event: $75 per hour
Fine assessed for late departure (after midnight) $200
Cleaning fee deposit (refundable) $250
Damage fee deposit (refundable) $250
Additional Bartender (for more than 100 people) $50
All fees for the bar must be paid in full by the end of the event.

Cancellation Fee
   The renters will receive 50% of their deposit for a cancellation of the agreement 30 days or more prior to the event.  The renter will forfeit their deposit for any cancellations of the agreement less 30 days prior to the event.

Hold Harmless and Indemnification:
   The Renter hereby releases and shall hold harmless and indemnify the S.O.I. inclusive of: members, officers, management, affiliates and related entities thereof for all claims, attorney fees, and other costs or liabilities incurred by or asserted against any of the foregoing as of use of the Hall.  S.O.I. will not be held responsible for any loss or damage to any personal property or injury of any kind.
